How to size a villa properly
Count real beds, not maximum occupancy. A house that "sleeps 12" on paper may do it with sofa beds. Every capacity above is real bedrooms.
Count bathrooms. For a group of 12, fewer than four bathrooms turns mornings into a queue.
Decide about couples first. Who needs a king, who is fine with twins, and who ends up on a pull-out. Sort it before you book, not on arrival.
Add one bedroom for a group that does not know each other well. The extra room costs less than the friction.
Look at the pool, not just the bedroom count. With 16 people, one small plunge pool is a bottleneck. Two pools or a large main pool changes the day.
What to sort before you arrive
Airport transfers. Groups of 10 or more need two vans. We arrange transfers from Tulum (TQO) or Cancún (CUN) and quote by group size.
Getting around. Most villas are a short taxi from the restaurants and beach clubs. If you want to move as one group, a private driver for the week is simpler than eight separate taxis.
Food. A private chef for the first night removes the hardest evening of any group trip. Pricing starts at $45 per person for breakfast, $55 for lunch and $60 for dinner.
Beach club reservations. Large tables go fast in high season. Our concierge books them before you land.
Groceries. We can have the kitchen stocked before you arrive so nobody starts the trip at the supermarket.
Booking a group trip in Tulum
High season runs January through April, and Christmas week is usually gone months ahead. If you are travelling with 12 or more on specific dates, six months of lead time is not excessive.
